A 1962 ranch the owners bought for the lot and the trees, with original wiring, galvanized pipe and eight small rooms.

WHAT WE DID

Gutted to the studs, the kitchen, dining and living rooms opened into one under a flush steel beam, every system replaced, new windows throughout and a primary bath. The brick outside and the original fireplace stayed.

RESULT

Seven months. Final $412,900 against a $406,500 estimate, every dollar of the difference in signed change orders.
