TERMS.
The short version: the contract price you signed is the price on the final invoice, plus only the change orders you signed. The rest is detail.
THE ESTIMATE IS THE CONTRACT
The itemized estimate becomes the contract price. If we find something nobody could see, rot behind a wall or rock under a footing, we stop and you approve a written change order with its price before we carry on.
ALLOWANCES
Fixtures and finishes you have not chosen yet are written as allowances in dollars. Choose under the allowance and the difference comes off the invoice; choose over it and you see the new number before we order.
PAYMENT
A 10% deposit at signing, then draws tied to inspections, never to dates: foundation, framing, drywall, substantial completion. We hold back 5% until the punch list is done.
WARRANTY
One year on workmanship and finishes, two years on plumbing, electrical and HVAC systems, ten years on the structural frame and foundation, from the date of substantial completion.
CANCELLATION
Cancel free until the permit is pulled. After that you pay for design, permit fees and any materials already ordered, at cost, with receipts.
