A one-story house on a small lot, three kids and no room left to build out. The only way was up.

WHAT WE DID

An engineer checked the existing walls for a second floor, we added footings at two corners, built a temporary roof so the family could stay home, put a stair where the hall closet was, and added two bedrooms, a bath and a new HVAC zone.

RESULT

The family lived in the house the whole time. 22 weeks, final $281,300 against a $279,000 estimate.
