Add on or move? The math we walk owners through
Agent commissions, closing costs and moving add up to about 10% of a house. Here is how we compare that with an addition.

When a family outgrows a house, the first instinct is to look at listings. Before you do, put both options on one page.
The cost of moving
On a $450,000 house, agent commissions, closing costs on both ends, moving and the small repairs buyers ask for add up to around $45,000. That money buys nothing you can live in.
The cost of adding on
A 450 sq ft primary suite starts around $158,000 in our cost guide. A second story runs about $290 per square foot. Both add value to the house you already own, and you keep the neighbors, the school and the commute.
When moving wins
If the lot is too small, the setbacks leave no room, or the house needs a new foundation as well, moving can be the better answer. We will tell you that at the site walk; it costs you nothing to hear it.
