
What a custom home really costs in Knoxville

Every few weeks someone asks us for a price per square foot before they have a lot, a plan or a budget. It is a fair question, so here is the honest answer from our own contracts.
The range we actually see
Our last 31 custom homes in Knox and Blount County landed between $238 and $455 per square foot of heated space. Standard finishes on a level lot sit around $245. Premium finishes, site-finished hardwood, quartz and spray foam, sit around $325. Architect-designed houses with steel, big glass and complex roofs start near $410.
What moves the number
The lot moves it first. A sloped lot can add a walkout level for less than an addition costs, but the excavation, retaining and drainage run $40,000 to $90,000. Long driveways, septic systems and rock under the footings all show up here.
Finishes move it second. Cabinets, counters, flooring and plumbing fixtures are written as allowances in our estimates, so you can see exactly which choices push the number up.
Three lines first estimates leave out
Utility connections and tap fees, which can reach $15,000 on a rural lot. Landscaping past final grade. And a contingency for the things nobody can see before digging. Ours are on the estimate, with a dollar figure next to each.
