How long an office build-out really takes

Permit review, long-lead items and inspections: a realistic 12-week schedule for a 3,000 sq ft suite.

Tenants usually ask us for a schedule after they have signed the lease. We would rather build it backward from your opening day, before you sign.

Before the permit

Drawings and permit review take four to six weeks in Knoxville and Farragut. We order long-lead items, storefront glass, doors and hardware, the week the contract is signed, because six-week lead times are common.

The build

For a 3,000 sq ft office: demolition and framing in weeks one to three, rough-ins and inspections in weeks four to six, drywall and ceilings in weeks seven and eight, finishes and flooring in weeks nine to eleven.

The last week

Final inspections, the certificate of occupancy and the punch list. We book the inspector before we start, so the last week is not spent waiting for one.
